Affordability covenant term

I'd been on a social housing waitlist for three years. TinyBloc's resident matching put me in a 28 m² unit near my job in six weeks. I pay $1,050 a month. My commute dropped from 80 minutes to 12. I actually have a life now.

The platform's GIS integration and automated covenant monitoring cut our affordable housing compliance reporting from three weeks of staff time per quarter to about four hours. That bandwidth now goes back into planning new developments.

We run a community land trust for 34 units. TinyBloc handles our eligibility verification, waitlist management, and annual reporting to our funders in a single dashboard. We've gone from three admin staff to one, and our accuracy has improved significantly.

We believe impact reporting is only as valuable as the rigour behind it. Our measurement framework combines platform-generated data, third-party audits, and resident-reported outcomes.

All carbon calculations follow the EN 15978 lifecycle assessment standard. Affordability metrics use Statistics Canada and U.S. HUD area median income benchmarks updated annually.

Platform-generated data

Every unit in TinyBloc generates a continuous data trail — permit timestamps, construction milestones, occupancy events, rent records, and energy monitoring readings — all stored with full audit logs and municipal reporting integrations.

Carbon lifecycle assessments

We run EN 15978-aligned LCAs at design stage and validate against post-occupancy energy metering data. Embodied carbon is calculated using EPD-verified material inventories. Reports are third-party reviewed annually.

Affordability covenant monitoring

Rent records and income eligibility documentation are verified at tenant placement and re-verified annually. Covenant terms are tracked across 10, 20, and 99-year horizons with automated alerts for any compliance events.

Annual resident wellbeing surveys

We conduct opt-in longitudinal surveys tracking commute change, reported stress, access to services, and sense of community. Results are anonymised and aggregated, with 74% participation across our resident base.

Independent third-party audit

An independent sustainability and social impact auditor reviews all metrics annually. The 2025 audit covered carbon accounting, affordability data, and energy use intensity across 280 then-active units, with no material exceptions found.
